Attention health care real estate! The asset class is moving up the political agenda and attention to new care facilities is growing. Supply and demand prices are becoming more balanced, while institutional investors' interest in sustainable real estate continues to grow. In the Outlook 2025-2027, Achmea Real Estate is therefore optimistic about investments in health care real estate.
An important argument for institutional investors to consider health care real estate is the segment's relative liquidity. This is a significant advantage in the new pension system. Health care real estate is currently in demand due to the stable demand driven by the ageing population and the ongoing need for care facilities. Long-term leases with reliable tenants provide predictable income streams, making the segment even more attractive.
In addition, health care real estate aligns seamlessly with the ESG objectives of many institutional investors. Investing in this segment helps to address important societal issues such as the lack of suitable housing in the Netherlands for seniors and the affordability of health care. More housing for the elderly also leads to greater mobility in the housing market, which benefits young people.
For investors, it can be very attractive to combine different health care segments within an investment portfolio, as this ensures additional risk diversification, more stable returns and greater impact.
